Applying for a Mortgage When You're Employed: What Documents You Need


If you're employed and planning to apply for a mortgage, it's essential to understand what documents you'll need to support your mortgage application. Mortgage lenders are required to verify your identity, income, and affordability before they can approve your loan. While the core document requirements are similar across lenders, each one may have slightly different expectations — and that’s where your mortgage adviser becomes invaluable.


Identity and Residency Documents

To confirm who you are and your legal right to reside in the UK, you'll need these documents. They help lenders verify your identity and residency status:

• Valid Passport

• Photo-card Driving Licence

• Visa (if applicable)


Proof of Address

Lenders require recent proof of your current address. These can either be postal versions or downloaded PDFs – your adviser will confirm what is acceptable, and dated within the last 3 months:

• Bank or credit card statement

• Utility bill (gas, water, electricity, landline, internet, or satellite TV)

• HMRC tax coding notice

• Annual council tax bill

• Driving licence (if not already used for ID)


Employment and Income Verification

As an employed applicant, you’ll need to show consistent income and employment:

• Latest 3 months’ consecutive payslips

• Latest 3 months’ bank statements (online copies are accepted)

If your income includes commission or bonuses, additional documents are sometimes required to help lenders assess the stability and reliability of your income:

• Commission: Most recent 3 months’ payslips

• Bonus: Most recent 2 years’ bonus payslips (1 year’s accepted if this is all you have)

• P60s for the last 2 years
